I receive all the calls from buyers asking about your property- why is this important?  Other real estate companies will have a random agent receiving a call from a potential buyer of your property.  Chances are very very high that they have not seen your home! So, how can they speak enthusiastically and informatively about it? How can they answer questions the buyer has? So they will naturally try to talk about a home they do know about, perhaps even the home they are listing! At Brin Realty Group we do every thing we can to put the buyer in contact with the listing agent so they can effectively sell your home!

An animated presentation of your home-  I will provide a presentation of your home that highlights its features and put it on the internet. Potential buyers can take a tour of your home from the comfort of theirs. This is also in a format that can be emailed. Remember, people often help their friends find homes, I want them to be able to email this presentation easily.

Internet exposure- Today over 77% of buyers start their search on the internet. So it is important that your home be visible on the net. When we list your home on the MLS it will also be on our local Company website, www.BrinRealty.com  In addition your home will be on www.realtor.com, www.coldwellbanker.com, www.nneren.com,  www.souheganhomes.com, CraigsList.com, Trulia.com and 100s of other local real estate web sites. 

Full color Brochure- I create a 4 page home brochure for your home. This brochure will highlight the features of your home and is something the buyer can take with them. Buyers look at a lot of homes, I want them to remember your Home!  

Focus on the Details- An important part of my team is a dedicated transaction administrator who will work with all the parties involved in the purchase or sale of your property. This ensures that everything is done correctly and on time. She has over 20 years of experience in real estate transactions including relocations. Once we find a buyer we want to make sure everything is done to get the sale done.

  • We do not want any surprises, and neither do you. Its important to have someone focusing on the details to make sure everything is done. Other agents try to do it all themselves, but how can they handle all the paperwork and scheduling for a sale of a home while they are out showing homes with other clients?

Marketing to other agents- I am willing and enthusiastic to work with other agents in the sale of your home. I actively promote to other real estate offices to find a buyer. The vast majority of sales involve another agent, so I focus my marketing effort based on this simple fact!

Offering an attractive 50/50 commission split- I do not need to get the whole commission - I am happy to work with other agents who have a buyer. By offering a 50% commission to a buyer agent I create real incentive to get other agents to promote your property. I encourage co-brokes!!! It is crucial to understand how co-broke commissions work! Just ask me about it.

Advanced MLS search and email capability- Our BUYERS have information about the home they want entered into the MLS system. Each night this gets matched against the available inventory on the MLS (YOUR HOME INCLUDED). When a match occurs an automatic E-mail is sent to them- this e-mail contains an attachment with a flyer sheet for your property.

I show the properties I represent-  I show the homes I represent to prospective Buyers because I know the best features of the home. But it is not always possible to coordinate everyones schedule. In that case, I will make sure that the buyer gets to see your home.

Free Comparable Market Analysis (CMA) and pricing consultation- Pricing your house right is a major factor in getting the best price nad gettting it sold. Price it too high and you will not entice buyers to your property. Price it too low and you will not get what it is worth. Let me show you the home sales data for your area and help you get the most for your home.

7 day a week show scheduling- Our office uses a dedicated scheduling service to set up buyer showings of your home. We do not rely on our agents to set up the showings. What Does this mean for you? It ensures that the buyers agent can get an appointment because the scheduling service is always there. Other companies use their agents to cover the phones and set up showings, but agents get busy and leave the office to sell other homes. If a  buyers agent can't get a confirmation to show your home easily, they are more likely to just skip it and move on. In this market there are plenty of other homes to see!

Knowledge- I grew up in New Hampshire and raise my family here. I know the local market. To make sure that I understand what is happening in the local market I publish a report EVERY month, that is full of data on the market. This helps me, and you, understand what is happening.
