Real estate has been extremely quite over the last few weeks. September home sales in New Hampshire were up about 3% and it looks like we will also see home sales up in October versus last year. However, the number of homes put under agreement in October is looking like it will be down. Despite this I think we are set for positive news in the following months.

In general, real estate has been extremely quite over the last few weeks in terms of calls and web inquiries from home buyers. September home sales in New Hampshire were up about 3% and it looks like we will also see home sales up in October versus last year. However, the number of homes put under agreement in October is looking like it will be down.

My interpretation of this data is that in August and September buyers were entering the market and buying but I think the latest economic events have caused many to put buying on hold, hence the decline in contracts in October. I also think that there is an effect from the elections. Every one is waiting to see what happens.

It is my hope that after the elections, some confidence will return to the markets and we will see an uptick in activity sometime in November or December. I do not expect a huge increase as we will be in the  Winter market, which is typically slow, but I do hope we will see an increase in buyer confidence.

 It could well be that we are poised for a fresh start in November, no matter how the polls turn out we will have a new President. At the same time the money from the bank bailout, which is just starting to be released,  will be out in the market. The effects of this will take a bit of time but is bound to improve the credit market. So I would not be surprised to start hearing some positive news over the next month or two. These two factors, new administration and the implementation of the rescue plan, should improve everyones perception of the economy. It should give us a fresh star. I am looking forward to the next 3 months and the news it will bring.
