How To Search for A Home

It is easier than ever to search for a home using the technology available today. The following are the steps to follow to search for a new home. This list will include links to help you access the information that you need.

1) Make a list- sit down and make a list of what you want in a home. This should include towns, home size, number of bedrooms, and features you wish to have. Indicate the items that are "must haves" and "want to haves". This will help you remember what is important to you and will also help you communicate with your real estate agent.

2) Meet with a real estate agent- a professional, full time agent will assist you in getting started. A good agent will sit with you, at no cost or commitment, to explain the home buying process. Have the list from #1 above with you so that you can clearly communicate what you are searching for. The agent should be able to help you refine your list. For instance, he may be able to suggest other towns or communities that fit your needs. The agent will also provide a list of reputable mortgage brokers and other professionals you may need during your home buying experience.

3) Meet with a mortgage consultant- at a minimum you want to get a loan pre-approval so that you know how much you can spend on your  new home. A good mortgage consultant will be able to explain all the loan programs available to you so that you can decide which is best.

4) Sign up for a Search Service- Many REALTORS offer a search service that allows you to look for properties that meet your criteria. The better search services allow you to input search criteria and have properties automatically emailed to you each day. Check the SouheganHomes Property Search Service. It is free and will email you properties each day that meet your criteria. It will also give you the property address so you can check out the area the home is in. The search service will also link you to useful town and school info to help you research the home.

5) Keep a list of properties that interest you- Either print out the property sheets or write down the MLS numbers of properties that interest you. When speaking with your agent it is more clear to refer to the property MLS number. This way there is no confusion about which property you are interested in.

6) Go look at homes- If you see a property you like, get out and see it. You can take a drive by the property to see if it is as good as it looked in the picture, or you can call your agent and have them set up an appointment to take you in  to the home. I always recommend that people go into a home before before eliminating it. Pictures can be deceiving.
